What design-build actually changes
- One accountable party. From the first sketch to the last piece of trim, the answer to “who owns this” never changes.
- The plan is priced as it is drawn. Decisions get made against what the work actually costs, instead of a design landing on the table and the number arriving weeks later.
- Constructability is checked while it is still cheap. A wall that cannot move, a drain that cannot be relocated — those surface during design, not during demolition.
- Fewer handoffs, fewer surprises. Every handoff between separate firms is a place for scope to go missing.
- A written scope before work starts. The build begins from settled decisions rather than open ones.
- Project management included — scope and schedule, trade coordination, selections tracking, permitting and inspections, change management, and one point of contact.
Permitting and inspections are coordinated as part of the plan. Work remains subject to applicable local licensing and permit requirements, which vary by jurisdiction.
Electrical and plumbing on our projects are delivered through a vetted network of trade subcontractors — we do not hold trade licenses ourselves and will not pretend to. Work remains subject to applicable local licensing and permit requirements.
How a design-build project runs
- Consultation — the property, the project, and what you want different when it is done. We confirm service area, scope, and capacity honestly.
- Design and selections — layout, materials, and finishes worked out with you, against real construction cost rather than a guess.
- Written scope — the agreed work put in writing before demolition.
- Build and close out — scheduled construction, coordinated trades, and the same company answering for all of it.
We will tell you honestly if a project falls outside our current service area or capacity.
Common questions
How is design-build different from hiring an architect and then a contractor?
In the traditional route the design is finished before anyone prices it, and the two firms answer to you separately. In design-build the drawings and the construction sit with one company, so cost and constructability are checked while the design can still change — and there is one party accountable for the result.
Do I have to use your design for the construction?
The point of design-build is that they run together, and that is where the value is. If you already have drawings, tell us — we will look at what you have before assuming anything.
Do you do ground-up custom homes?
Not today. Our work is remodels, additions, and finish-out of existing structures. If you are planning a new home from bare ground, we will say so rather than take the project and learn on it.
Who manages the subcontractors?
We do. Trade coordination is the part homeowners most often end up doing themselves when a project is not managed, and it is the part that costs the most when it is missed.
